Frequently Asked Questions

What does the application process consist of?

Every applicant must fill out a RealChek application which you can print by clicking here; you can also obtain a copy at our office. Applications must be accompanied by a $31.00 (per applicant) check or money order made out to RealChek. Certain information will be returned to us including your credit report from TransUnion and a score from 1 to 10. This score is derived from your prior rental history and is based upon things such as court cases, late payments, unauthorized occupants or pets, complaints, or failure to keep the property in a clean and safe condition. A score of 5 or above is necessary to reside in any of our communities. A special scoring system is used for those who have no prior rental history.

What is the amount of monthly site rent?

Base site rent at Maple Leaf is $285.00. Additional charges apply to perimeter or corner sites ($10.00), lake sites ($20.00), and pets ($5.00 each with a maximum of two pets). Woods & Fields West monthly charge is $280.00 plus $10.00 per indoor cat or lap dog with a maximum of two cats or lap dogs. Woods & Fields East charges $290.00 for a singlewide home and $305.00 for a doublewide home plus $10.00 per indoor cat with a maximum of two cats.

What is included in site rent?

All monthly amounts include the State of Michigan $3.00 site specific tax, rubbish service, and use of community facilities. Owosso residents' water and sewer charges are also included.

What sort of pets are allowed?

Every potential pet must be approved by our office prior to being housed in any of our communities, and all must be registered with us. All communities allow fish or birds. None of our communities allow animals that might become a nuisance if they were to escape the home (hedgehogs, rats, mice, etc.). Maple Leaf allows dogs, and Woods & Fields West allows lap dogs, but we do not allow breeds that are considered to be aggressive - such as pit bulls, wolf breeds, etc. All of our communities allow up to two indoor cats. The maximum number of pets allowed is two regardless of whether they are cats, dogs, or a combination.

How do I buy a home from Constine Communities?

The RealChek application is the first step in the process. Once you have passed RealChek and our sales manager has helped you find the right home, a purchase agreement is signed, and the financing process begins. Our sales manager will help you find financing if you do not already have a source for the necessary funds. After the financing is all set, you will "close" on the home and receive the keys to your new home.

Can I purchase a new custom home from Constine Communities?

Yes. We are a registered dealer for Skyline homes. You can request brochures from our office or go to the Skyline website and browse floorplans before coming in.

Can I move my home into a Constine community?

If you wish to move your manufactured home to one of our communities, contact our office to schedule an inspection. Our site manager will visit your home and judge whether it meets the standards required for our communities. Once you have passed inspection, you will pick out a site, fill out the appropriate forms, and pay the applicable security deposit. We can then move your home for you, or you can pick out another licensed home mover.
